A leading Saudi privately held company owning and operating a portfolio of shopping malls across the Kingdom, is currently looking to recruit an experienced Malls Operations Director reporting to the General Manager.

Key responsibilities:
• Plan, organize, direct, and lead all malls operations aspects.
• Develop a complete set of policies and procedures covering all operational aspects of the malls including tenant relations, maintenance, security, safety, housekeeping, emergency, parking & traffic, rent collections, landscaping, and pest control.
• Recommend, select and oversee the implementation of a robust networked computer system
• Set objectives, standards and KPI’s for the malls managers and supervisors.
• Develop effective checklists covering operational aspects to be used by malls managers.
• Ensure properly documented crisis and emergency plans are in place.
• Ensure proper strategies and initiatives are in place for the continuing efficiency improvement in energy and water utilization.
• Ensure proper planning and management of rent collections.
• Carry out regular inspections of malls properties and operations on a regular basis, conduct audits and notify concerned parties with the deficiencies or issues requiring attention.
• Establish criteria of service providers’ selection and recommend lists of qualified service providers meeting selection criteria.
• Develop and implement effective measures to control costs and enhance efficiency.
• Ensure proper planning and management of parking & traffic within our malls with the objective of maintaining smooth accessibility to parking spaces and removing bottlenecks.
• Identify opportunities for greater efficiency and productivity and monitor implementation of actions as appropriate.
• Devise and Implement safety programs with the objective of reducing liability and staff and workers injury.
• Develop and ensure proper implementation of tenant handbooks to guide tenants and define rights and responsibilities of both the owner and tenants.
• Participate in the development of the business plans, the annual operating budgets and capital expenditures budgets.
• Maintain positive relationships and coordination with vendors, tenants, civil defense, municipality and other civic and governing officials.
• Develop effective communication channels and ensuring frequent interaction with the tenants to understand their needs and their satisfaction level.
• Plan, implement and monitor maintenance programs and preventive maintenance measures according to the pre-set standards including development of checklists and assigning responsibilities.
• Analyze security needs based on traffic, number of gates, peak hours, and the other relevant factor. He will ensure most efficient staffing and will establish relevant KPI’s.
• Periodically review and recommend insurance coverage for all malls.
• Organize regular meetings with malls managers and relevant department heads to ensure good communication and dissemination of information, discuss progress, tackle pressing issues, and follow up on outstanding issues.
• Recommend procurement of capital equipment according to the operational needs.
• Recommend renovation, repainting, and other enhancements to upgrade, enhance and boost malls equity and image.
• Develop and implement training and development programs for malls managers, supervisors and staff.
• Supervise subordinates in all operational aspects of malls, and assist them in developing, implementing and reviewing results of operations.
• Co-ordinate marketing activities with the Marketing Manager with respect to marketing plans, activities and events to ensure enhanced image and optimum foot fall in our malls.
• Develop risk management strategies and policies and monitor implementation.
