Our client a leading Property Development & Real Estate company is seeking a Facility Manager for their Riyadh head office.
Reporting to the Director Property Management the Facility Manager is responsible for properties takeover under the guidance of the PM Director - and to handle operational maintenance of properties in addition preventive maintenance and ensuring service level goals are met within the standard policies and guidelines of the department
1. Review the new mall drawings in regard to the facilities aspects and provide with the operation team their comments to the construction departments prior starting the mall construction.2. Participate in internal takeover of property from the Construction department and submit the Civil/MEP snag list. Follow up the snags with the construction team till the completion and sign off of the handover check list.3. To follow up the testing commissioning and facilities team training and to furnish the Operation & Maintenance Manual and the warranty list.(DLP) 4. To implement all necessary procedures and supervision to smoothly run all the technical Facilities of the Properties managed by the Company.5. To supervise the maintenance of the Properties and Facilities managed by the Company during DLP and after its expiration.6. To supervise Technical and Safety Staff, Suppliers and Subcontractors involved in maintaining the Facilities and Properties managed by the Company.7. To supervise all the standard operation procedures of Technical and Safety Departments of all Facilities and Properties managed by the Company. Moreover; Supervise & monitor services including landscaping, gas, water, septic tank cleaning services and other services performed by third parties.8. To investigate and implement any source of saving of the Technical and Safety Operating Expenditure of the Facilities and Properties managed by the Company.9. To keep a good record of all orders and inventory of supplies, spare parts and consumables for all Facilities and Properties managed by the Company. 10. To provide meter reading to the Rental management Team and implement all necessary invoices regarding the utility charges of the Facilities and Properties managed by the Company.11. To report regularly about Technical and Safety procedures, operation, completion of works and maintenance and Expenditure to the PM Director.12. Any other assignment that might be necessary for the completion of the Company’s Management of Properties and Facilities and in which the Technical and Safety involvement might be needed, requested and precised by the Management of the Dept.
