Summary
Establish, Lead and Operate best practice property management in the property management teams across the entire Asset portfolio (residential, retail and offices); to maximize Net Operating Income from the existing portfolio.

Our client is one of the larger Real Estate developers in the Kingdom of Saudi Arabia.
Description
- Develop, manage and lead the achievement of the:
o 3-year Property Business Plans
o Annual Budgets and Operating Plans
- Lead the agreement of Rent Levels for each property type across the portfolio.
- Develop and establish Management Fees and Service Charges across the portfolio.
- Oversee rent and service charge billing and collection.
- Ensure that project payments and expenditure are made in line with the budgets.
- Lead the development and application of appropriate rules and Tenant Guidelines.
- Develop and ensure the application of effective Move-In and Move-Out processes.
- Ensure effective service request management and complaint management across the portfolio.
- Ensure effective relationships and input to and from the Municipality and statutory services.
- Ensure the effective management and supervision of staff in communities and malls.
- Ensure the retention and control of Property and Tenant Records at each project. Ensure compliance with company policy and statutory Regulations.
- Oversee the Marketing Plans for each project.
- Oversee the project Property Advertising Campaigns and National campaigns.
- Oversee the effective delivery of the FM services for each project.
- Participate in programs for the security and safety of the properties and tenants
- Participate in programs for the quality and appearance of the properties and the tenant environment
Profile
- Degree in real estate, business administration or finance
- 20 years' or more experience in property management, real estate agency or hotel management.
- Ideally with 10 years in a managerial position within the GCC
- Ideally with diploma or certification in property management or retail property management
- Ideally with membership of RICS, BOMA, IREM or similar associations.
