Assistant Engineer - Gulf International Bank

Scope of Duties and Main Responsibilities:

Management of Bank premises and security and safety, coordinating the physical workplace with the people and work of the organization, integrating the principles of premises administration, behavioral and engineering services, business expansion and compliance to corporate policy for all activities related to bank offices and facilities.



• To assist the bank project managers with the tendering process for the selection of the projects consultants, identifying scope of works based on business needs related to bank office/ branch expansion etc.



• To manage smaller fit-out projects (in -house) rather than using projects consultants to best manage overall cost.



• Support strategic real estate acquisitions, disposals and lease management to meet short and long term needs.



• To manage architectural and engineering services incorporating value engineering process to ensure best values are achieved.



• Support in Securing related government agencies approvals in relation to Premises needs and to ensure adherence to related rules and regulations.



• Support the Bank’s Compliance team in obtaining the necessary approval from SAMA in selecting potential locations for hosting Bank’s branches and stores.



• Manage the preparation implementation and effective monitoring of necessary approvals are obtained on time as per the Bank’s outlined policies and procedures.



• Monitor and ensure that all maintenance service providers are performing their duties as per contracts terms and conditions.



• Manage the development of premises plans that support the business expansion needs, including preparation of detailed 5 years premises plans.



• Support the implementation and management of safety and security, both physical and administrator to comply with institutional and local regulations.



• Ensure that all Banks’ premises projects are carried out within approved budgets, time frames and quality defined.



• Manage procurement as defined in procurement manual and adhere to its requirements and the process that needs to take place when procuring services and material from external vendors.



• To review maintenance contracts and lease agreements, and negotiate better terms and conditions and lower prices whenever possible.



• Develop and implement effective planned preventative maintenance programs for all

responsible premises.



• Coordinate with Accounts Department to ensure that bank offices assets are properly booked and labelled as per Bank's related policies.



• Coordinate with Accounts Department to ensure that the offices assets are fully insured against possible loss, (i.e. including losses arising from theft, fraud, infidelity, computer crime, public liability, etc.).

• Manage all premises related payments for maintenance contractors and premises landlords as per the Bank's outlined policies and procedures.



• To meet regularly with direct reports and key service providers to review their performance etc. and to issue regular monthly reports to next level management.



• To assist in any special project if and when called upon by the Head of Administrative Services, MD-Operations & Administration, or members of the Executive Management.
